Inventory tracks parking, storage and other spaces assigned to residents. Assigning a space adds its monthly price to the resident's active lease, so it is billed inside the regular rent charge.
Add a space
- On Home, tap Inventory, then Add space.
- In New space, select the property if one is not already selected.
- Choose Parking, Storage or Other. For Other, enter a Type name.
- Enter a Label, Location (optional) and Monthly price.
- Tap Save.
The monthly price must be greater than zero. Labels must be unique within a property, ignoring capitalization and surrounding spaces. Use the location field to distinguish a space's physical location from its label.
Assign it directly
- Find the space's card and tap Assign.
- Read the monthly amount that will be added to the lease.
- Find a door with an active lease and tap its Assign button. This completes the assignment.
The card changes from Available to Assigned. The resident is notified, and the space's price is added as a recurring lease line item from the next generated rent charge onward. Existing charges are not rewritten.
Review resident requests
- Open Inventory and find Space requests.
- Tap Approve on a request. Review the Space, Location, Monthly amount, Door and Resident.
- Tap Approve & assign to complete both actions.
Approval uses the current listed price and locks that rate into the assignment. If the price changed after the resident requested it, the approval sheet shows both amounts. Other pending requests for the same space are declined automatically.
To refuse a request, tap Decline, enter a Reason (optional), and tap Decline request. The resident is notified even when you leave the reason blank.
Change or release a space
- Edit: change its details or listed price, then tap Save. A price edit does not change an existing assignment's locked rate.
- Unassign: release the space and remove its recurring line item from future generated charges.
- Delete: remove an unassigned space. Assigned spaces must be unassigned first.
Good to know
- A door needs an active lease before a space can be assigned. Ending that lease releases its spaces.
- Management actions require access to the property and its billing permission. An expired or canceled plan blocks those changes.
